Have you ever heard the saying ‘you get what you pay for’?  I am reminded of this when I reflect on the practice of building firms and office furniture companies designing and space planning for “free” when vying to ‘win the job’ or win a tender.

While this is nothing new in the commercial office building world, there are several reasons why clients should be wary of such practices…

Firstly, designers are specialists in their profession, often (and hopefully) with years of training and experience behind them.  It may be that the building or office fitout company’s designers are not specialist, rather they perform a range of functions within the company, or perhaps they are junior, trying to specialise within a company whose focus is elsewhere.

Secondly, it’s highly likely that the costs of so-called ‘free’ design work will be made up somewhere else in the project.  It is also likely that ‘free’ design provided for other projects that did not proceed are also incorporated into the overhead cost structure of the projects that do proceed.

Thirdly, while ‘free’ design might be tempting, using design as a sales tool to ‘get you in the door‘ may result in the final design product being geared more to maximise the value of the sale rather than producing the best design for your particular needs, budget and corporate culture.

It may be better for clients to independently employ and pay for their own designer to design and document the project.  This hopefully would ensure that all of the client’s needs and objectives are met, without the presence of other factors.  Clients are then free to ask building and office fitout companies to quote on the drawings and specifications provided. So let not de-value design work, and give it the credit it deserves.

Office tables – what are Vee Office Tables?  It is part of the Presto Office Furniture range and is a unique, very economical, office table and desk framing system.  From sitting around in the staff room through to supporting the boardroom, the Vee table is the ideal solution. If a clean modern feel is desired the Vee Table will bring this to life and more. The gentle curve of the Vee designed leg supports an almost limitless range of custom made tops.  The wide stance of the Vee leg adds stability, whilst not detracting from its clean lines and modern, quality look.

When calculating the number of seating positions around a meeting room or office table allow around 650 to 700mm per person.  Ie. A 2100 x 1200mm table will accommodate 3 people on both side and one at each end which provides 8 seating positions in total.  Likewise the distance from the table to the wall should always be considered.  If a chair takes up 300mm, when pushed in, and the circulation space around the table is to 1000mm then a minimum of 1300 mm should be observed.

The Vee leg can be finished in either a White Satin or Precious Silver Pearl powdercoat.  It is truly versatile in the sizes that can be manufactured.   The Vee table frame can suit a meeting room table to from 900mm to 1500mm wide and from 1500 to 3000mm long.

The top can be rectangular, boat shaped, ‘D’ ends or an oval shape.  The finish of the worktop can be laminate, timber veneer or solid timber in a number of thickness options.  The colours or wood-grain finishes available is infinite.

Larger tops are often made as two or three pieces.  This is so they can fit within lifts and stairways when installing.  When looking at office tables always check the access for the delivery and installation, to ensure it will fit.

Office furniture design keeps evolving to meet the ever changing requirements of the office environment.  In days gone by we built office desks bigger and deeper to accommodate the increasing size of CRT computer monitors.  In the last few years office furniture and in particular office workstations have trended towards a smaller size, in part due to the reduction of computer monitor sizes.

This is highlighted when you see an office with suspended computer screens on monitor arms lined up the entire length of the bench.  By using a monitor arm a huge amount of office desk space becomes available.  When combined with an under desk CPU holder, a wireless mouse and a wireless keyboard a very open clean, contemporary workplace is formed.

The Formco planter box is a steel unit that fits perfectly on the Formco steel cupboards, tambour cupboards, open bookcases, lateral filing cabinets, and hinged door utility cupboards.  As part of the Formco Office Furniture range the planter box has been designed to be the same width, either 900mm or 1200mm, and depth, 500mm as the base storage units.

The height of the Formco planter box is 295mm.  It is constructed of steel and has a custom powdercoat finish.  This can contrast or be an exact match to the base unit.

Office Furniture Keeping Pace with Growing Companies

All of us at Endo Commercial Office Furniture would like to congratulate Kaspersky Labs Australia on their recent relocation.  For many years we have worked closely with Kaspersky Labs in supplying and installing their office furniture.

In recent years Kaspersky Labs have enjoyed strong growth.  Endo has continued to supply additional office furniture to them over the period of this growth in their previous tenancy.  There was only so much room and it has been exciting to continue our relationship by installing additional furniture to their new premises.

The best part is the systems furniture previously supplied has moved with them.  I suppose this highlights why it is so important to consider not the just the current office fitout requirements but the longevity and flexibility that well designed office furniture delivers for the future.

A good office fitout will ensure your immediate requirements are met but will be easily reconfigured in the existing space or relocated to new premises thus providing for future growth.  Using standard sizing will provide this inventory so that no matter what direction the business moves in the office furniture will accommodate this transition.  This may include having to downsize in quieter periods.

A number of years ago we completed a fitout for a mid-size firm that assured us that the business would not require additional resources for at least five years.  The fitout was highly customised and a significant proportion of the products were not in standard sizes or finishes.   The design provided little flexibility for future growth or reconfiguration as every component was custom built for a very specific area.  Within six months they in fact did grow, and we were asked to reconfigure the space which proved to be very difficult and not as cost effective for the client.

We suggest using finishes from the standard range as non-standard colours and finishes can be difficult and expensive to source, often extends the project time and may not be available in a short run situation when the business requires one or two more additional items of furniture.

And as for 2012, wow what a start.  The year has started very strongly and it appears there is a lot of activity in the Melbourne commercial market. As we continue working with our existing clients and meeting new clients it seems that many sectors of the economy are performing well.
